PROJECT MANAGER I
Provides project management for new construction and renovation projects, with major focus on electrical systems, ranging in value from $1M to $75M. Responsible for managing the design and construction process while assuring projects are designed in compliance with University, State and Federal standards. Manages successful completion of all projects assigned which may include alternative delivery procurement such as Construction Manager at Risk or Design-Build. Meets or exceeds the expectations for budget, schedule, quality, and safety while maintaining good relationships with customers and stakeholders. Performs other duties as assigned.
55% - Essential - Project Management:
For projects greater than $1M, plans all phases of the construction lifecycle from initiation to completion. Projects are high profile, and may have difficult features such as demanding schedule, extremely tight budget, or difficult site, have a significant impact on operations and can include projects that have complex electrical integration requirements with existing electrical systems. Projects often lack definition and need intense management to develop the program and deliver a completed project that meets the scope, schedule, and budget requirements. Defines project objectives and scope by reviewing the project feasibility study and/or meeting with the customer. Prepares agreements for all phases of a project from conception to closeout. Manages proposal selection and bid recommendations. Coordinates and manages projects using project management methodologies. Determines and evaluates risks; implements risk mitigation strategy. Prepares status reports and provides updates to project stakeholders, sponsors, and champions. Manages procurement process requests and recommends changes. 20% - Essential - Financial and Schedule Control:
For all assigned projects, maintains complete financial and schedule control of the project at all times, communicates an accurate schedule, and regularly updates customers and key stakeholders of the schedule status. Assesses and advises development and management of project budgets. Reviews and recommends budgets and funding alignment while attaining quality driven and functional results within the approved project budget. Manages complex budgets and contracts that are funded by multiple sources, including contingencies. Oversees the management of internal and external project management staff and design professionals, contractors, other third parties and maintains records. Develops and/or manages and provides expert advice for the development and management of project schedules throughout the project lifecycle assuring desired project completion dates are met. Provides expert advice to leadership on the formulation of project schedules. Collaborates with project team in development of project schedules and recommends use of schedule incentive clauses in contract documents to administration. Determines needs of project team to assure completion of all project tasks.
15% - Essential - Coordination and Consultation:
Serves as contact during all phases of projects and communicates regularly with all project participants. Develops project programs and manages and supervises design and construction process of a group of projects. Manages selection of and work and performance of internal team members, Design Professionals, Contractors and other third parties associated with projects. Manages contract development and execution including any dispute resolution, design errors/design omissions, change orders and claims, etc. Develops contract documents for projects. Advises and mentors assigned staff on all aspects of contract management. Reviews design and/or construction for code compliance and for compliance with current campus design standards / guidelines and industry best practices. Conducts all project meetings, including but not limited to bidding processes, design, Page Turn, and construction meetings. Negotiates contracts for design and construction services. Follows the TOW process. Develops strong working relationships between Facilities (Trades and Zone Supervisors, Project Managers) and non-Facilities (Fire Marshal, OES, Access & Equity, Police, Fire, Parking, and OSE) partners to promote review input on design documents and ensures that the A/E responds to all comments.
10% - Essential - Training & Mentorship:
Participates in project management training and workshops. Provides technical support to staff and project managers throughout the design and construction process. Receives applicable training and stays abreast of best practices within the industry. Serves as a mentor and trainer.
